The amendments in question involve making the following changes to the CC&R?s that the Board feel necessary for the continued success of your community. Amendment 1: Adding a Capital Contribution Fee which would only affect new owners at purchase. The idea is to help defer costs that keep increasing to run the association. Amendment 2: To change the Master Insurance Policy to a bare walls only policy. Last year our current policy increased by almost 50%. It is true that by voting for this each homeowner will pay more for your individual policy. Last year that would have cost each homeowner between $40.00 and$50.00. Last year the Master policy was $50,000.00. This year?s projection is to be an additional30% above that. With a bare walls policy this year we are hoping to save at least $11,000.00 on the Master Policy. These amendments are necessary due to the increased cost of maintaining the Association. The association has to balance the budget each year and if these two options pass the Board is hoping to hold the monthly fee without a significant raise.
