SouthData E-Statement FAQs

Before you attempt to sign up for e-statements, make sure that you have your most recent statement in front of you.

How do I register my account for e-statements?

Go to www.estmt.net

Once you reach the site you will see:

  1. Create an Account in the lower Right hand corner
  2. You will need to put in the Registration ID, exactly as it appears on your statement noting attention to dashes and upper and lower case letters if relevant.
  3. From there you will be directed to another page to enter Account Information, you will provide your name (again exactly as it appears all uppercase letters) as well as your primary email.

Please note that you will need a separate e-mail address for each property you wish to receive e-statements for. If you have a Gmail address, you can add dots (.) to your e-mail address during signup to route all e-statements to the same e-mail address. You can read more about this here: https://support.google.com/mail/answer/7436150?hl=en

  4. After you provide your account information you will be asked to create a Username and Password.
  5. The password will need to be 6 to 22 characters in length and contain at least 1 number and 1 letter.
  6. Once you have completed the registration you will need to check "Agree to Terms of Service" and click done.

You will receive an email confirming the address. Please note that the registration is not complete until you confirm it by clicking the link provided in the email.

Once you have verified, you should be able to go back to www.estmt.net and enter the username and password to begin viewing the statements.

I keyed in my Registration ID from the statement and it gave me an error: You must enter a valid Registration ID to continue?

  • If you get this message when entering the Registration ID, then check the ID to make sure all the characters are correct.
  • If all the characters are correct, then the Registration ID has already been used to create an account.
  • Click on the "Forgot your username or password" link. If you have not set up an account, you will need to email This email address is being protected from spambots. You need JavaScript enabled to view it..

What information do I need to put in my email to This email address is being protected from spambots. You need JavaScript enabled to view it.?

You will need to provide the following information:

  • Homeowner Full Name as appears on your statement
  • Homeowner Address & Account Number
  • Registration ID
  • Management Company Name

I already have an E‐Statement account, why did I get a paper statement in the mail?

There are few reasons why a homeowner would get a paper statement once they have been set up for E‐Statements.

  • Has there been any changes to your Name? Adding something as simple as a middle initial or . to a name will prompt a new Registration ID
  • Have you changed your address? Again, any change to the line will prompt a new ID

I have a new registration ID, how do I add that to my existing account?

To add an additional registration ID to your account you will need to:

  1. Log into your existing account with your Username & Password
  2. Click on Attach an Account Tab
  3. Enter your name exactly as it appears on your statement
  4. Enter the additional Registration ID, you will now be able to see the new statement.

I have a new email address; how do I change that on my E‐Statement account?

  1. Login to your account on www.estmt.net
  2. Click on the Settings tab
  3. Change or add a supplemental email address from this screen

Why do I have to click a link to see my statements, can’t you just show me in the email?

You can change how you receive your e‐statement in the Settings tab. If you would like to see the statement/document in your email you can simply check that under the Statement Delivery tab in your settings.
